I'm glad you stopped by this site!. I'm not sure how you found me, but that doesn't matter - what's important is that you stumbled across a solution to your problem.
So sit back, relax, maybe grab a soda (or adult beverage, if you prefer!) and forget your problem for the next 7 or 8 minutes and check out what I have to say.
What this ISN'T
But first, let me tell you what this letter is not.
It's not a "lead" generating site where your name is going to be farmed out to some cubicle-dwelling boiler-room nameless, faceless salesman who will cold-call you every night as you sit down to dinner.
It's not a slick, misleading effort to convince you that no matter how bad shape you're in, you can slash your payments by $2,000 per month and get a mortgage with a rate of 4%, fixed! (Incidentally, if you do fall for stuff like that you may be in for some bad news - the Tooth Fairy doesn't exist and I have it on good word that the Easter Bunny may not be on the up-and-up, either!)
C'mon, get real
Hey, you and I both know that you're in pretty bad shape. Credit banged up. Creditors calling you left and right. No cash for even the smallest, nicest things - a well-deserved dinner out with your significant other. Or heaven forbid, a short weekend away.
You've gotta be desperate, otherwise you wouldn't be surfing around the internet like this. It's time you admitted things are pretty bad, isn't it?
Does this sound familiar?
You're tossing and turning at night. A Rosie O'Donnell-sized lump lodged in your throat when you sit there, heart pounding, perspiring, thinking about that pile of bills you've been shuffling back and forth, struggling to pay...
But hang on - there may be hope!
Today's mortgage business conditions are dramatically different than they were 18, 12 or even six months ago. Even the big, dumb, stupid lenders have started to "get" it.
What does that mean for you?
It means that now, more than ever, the big, dumb, stupid banks will "play ball" with you to keep you in your home and give you a little breathing room! Maybe do a little better!
A warning you MUST pay attention to
But before you get too carried away, let me warn you - not everyone qualifies. And there's no "one size fits all" solution to everyone's problem.
But here's the most frustrating thing of all:
You won't know whether you can be helped if you just sit by with your thumb up your you-know-what, watching the latest American Idol. I mean, c'mon, how annoying is that Simon, anyway? How often can you watch him smirk?
But I digress! Have you ever tried to call your big, dumb, stupid bank and ask them for help?
Let me ask you another question -
Do you like banging your head against a wall?
If you tried calling your current lender or "servicing company" (that's a great name for them - what kind of "service" do you get from them?), you know what I'm talking about:
Voicemail hell for hours at a time. Pressing every number on your phone keypad, sometimes more than once. Listening to asinine recordings like "Due to unnusually high call volumes, your expected wait time is 17 hours!"
Then, if you're lucky enough to finally get through to someone, they either barely speak English (heck, they may not even be in the U.S.!) or can hardly walk and chew gum at the same time, on a good day!
Either way, try to ask them for help and you'll quickly learn that they can't help you because they have no decision-making authority. They have to "escalate" you to their supervisor So much for the last 57 minutes of your life that you wasted on hold!
And, by the way, don't expect to be treated like an actual human being! Your "customer service representative" will have blown off, um, spoken to dozens of people before you. They're tired of hearing the same thing over and over, so it's only natural that they get a little numb to the tragic, human side of your story.
They will treat you like a "deadbeat." But it doesn't have to be this way - you deserve better.
So where does that leave you?
It's nuts to try to do this yourself. You'll just pile on frustration and maybe even high blood pressure or other health problems during this already troubling time in your family's life.
You need someone qualfied to help you look at all of your options, not just the one that's going to make someone a lot of money ("short sale" anyone?)
I'm going to tell you a little bit about my qualifications in a minute, but before I get there, let's spend a couple of seconds on what you need to do to qualify to be helped by me. If you can live with my rules, then that's great - we may be able to work together.
If you can't, that's cool - just stop reading here and move on to someone else. I'd appreciate you not wasting my time or preventing me from helping the other dozen or so folks that will hit this site in the next couple of hours.
I realize that sounds a little harsh, but I don't know any other way to put it. I'm too busy helping other motivated families that deserve my attention to waste time with folks who are not going to cooperate with my requirments. I can't afford to waste time; you can't either.
In other words, if you're not willing to "play ball," I can't help you. I've got too many other clients who are eager to do whatever it takes to dig themselves out of their hole.
And one more thing - I can work with only 12 clients per month because of the time-intensive nature of this type of service.
Ok, now for a question that should be on your mind:
Who the heck is Andy Lockwood and why the heck should I listen to him?
I'm not big on talking about myself but here goes. The first thing you should know about me is that I've had my own struggles with debt. I graduated college (Wesleyan University - CT) and law school (St. John's University -NY) with almost $100,000 in debt. That's a lot for a young attorney to struggle with right out of the gate.
I no longer practice law, but let me tell you about what I've devoted my career to - helping families improve the quality of their lives by slashing their debts and reducing their payments.
I own several, related businesses - among them, a mortgage brokerage business and a college financial aid consulting business.

You can see that my approach and background is a little different than the typical yahoos soliciting you over the internet, via phone, direct mail, whatever, can't you?
At the same time, my expertise places me in very high demand for my services. There's a lot of folks who want my help, and only one of me. (I am considering training a couple of associates to help out, but I have no solid plans to do so at this time.) And, one warning, my fees are not the lowest around. They're not the highest either, but they're fair to retain someone with my credentials.
How I work
My fees are based on the amount of work I do and on a sliding scale based on the size of your mortgage, monthly payments, and so forth. We'll go over them when we speak.
I require a modest up-front deposit to start working on your file. After I've determined what I'll recommend to you, we will discuss it all details you will need to know to proceed. If you then decide to proceed, the balance of the fee must be paid within 24 business hours.
Here are the rules to work with me.
"Help" can take many different forms, depending on your personal situation. Together, we'll determine which, if any, of these solutions is appropriate for you to consider:
Sounds like a bunch of confusing, legalistic terms, right? They're not as complicated as they seem - we'll go over everything so that you'll be in the best position to decide what's appropriate for you.
A word on your responsibility. I require that each of my clients tell me, in writing, that they understand everything that's been discussed. I am only a consultant, final authority rests solely with you.
No-one else can tell you what to do - you cannot delegate this responsibility to anyone else. I'll make sure you have enough information so that you make an informed decision, but it's YOUR decision.
The "Catch"
By now you're probably wondering to yourself, "OK, this sounds great, but there's gotta be a catch."
Well, there is no catch, other than that there is a growing amount of people who find this site every day, but still only one of me! So it's harder than ever to get hold of me.
Other than that, there is no risk, no fee (I typically charge $450 for an hour consultation, but I've waived that for each visitor to this site) or obligation.
My promise to you
OK, this letter is long enough. By now, you must have a feel for my style and how I work. But before we wrap up, I wanted to make you a promise:
If we end up mutually deciding to work with one another, I promise to treat you like a human being, with the dignity you deserve. I will not talk to you like some bored, gum-chewing clerk employed by a lender who doesn't care about you or your family.
I may be gruff, blunt and short at times, or hard to reach on the phone at times, but understand this - if I decide to take you on as a client, I will do everything in my power to assist you in whatever way I can.
I am deadly serious about this responsibility and wanted you to know.

P.S. I'm sure you can see that I'm a little blunt and opinionated. That's because I'm passionate about what I do because of my own experiences. P.P.P.S. Plus, haven't you put this off long enough? At some point, you will have all of your options severely limited, or even eliminated entirely. So don't keep your head buried in the sand -by the time you pluck it out, you may have lost your home already.
